Roof Maintenance
Roof Maintenance in Victoria, BC
All roofing assemblies need to be maintained. A roof is much like an automobile. Periodic maintenance can allow the system to last twice as long without costly repair expenses or roof replacement. Most people do not realize that a roof must be maintained. The average attitude is that a roof is out of sight therefore out of mind. Roofers do not think that way. The average low slope commercial roof is replaced within 10-15 years.
All roofs should be inspected at least TWO TIMES a year. These inspections should be thorough and be part of the annual maintenance schedule.
The roofing system should also be inspected after each significant storm. Inclement weather can, and often does, cause harm to a roofing system.
Simple Steps to Increase Your Roof’s Life Expectancy
1. Inspect your roof at least twice per year.
2. Remove debris (moss, leaves, branches, dirt, etc.) from the roof and clear all drains and gutters.
3. Check flashing, penetrations and projections for any tears or splits.
4. Check roof vents and skylights to make sure they are sealed.
5. Look for any blisters along the seams or laps.
Roof maintenance is an expense and offers immediate tax benefits.
“The number one reason for establishing a program of regular roof maintenance inspections is to protect the owner’s roofing investment.”

“A properly executed maintenance program will not only add years to the life of the roof it will detect minor problems before damage is widespread, and will avoid interruption of the internal functions of the building”
